Organization and Methodology

"Organization and Methodology" by its very nature reflects the PHILOSOPHY of YAS in its approach to any project. The key to successful implementation of our effort is continuing and clear Communication of our needs and our interaction with the other members of the team. The approach of Ysrael A. Seinuk, P.C. to any project, especially those with "multi-team" fast track aspects, must be predicated upon our ability to communicate and integrate with the rest of the Design Team to achieve a high degree of organization and orientation to the project.

A key step in this process is the preparation of a project specific information tracking program. YAS has developed and implemented unique project control and coordination techniques which have been extremely effective in aiding in the production and the management of the flow of information between the consultant teams. In addition, engineering status reporting and overall performance tracking has been greatly simplified.

This information tracking and control schedule is initiated at the job's onset. As compared to typical job schedules which track the work performed, this schedule tracks the information required by us from the various consultants at different phases of the job. By presenting such a schedule at the job’s onset, each team member is aware of the coordination information required of them not only by YAS, but by all the consultants. We have found this to be an invaluable tool for the production of “on time” and coordinated documents.

YAS progress and schedule tracking is monitored and controlled with the use of progress report forms. The progress report schedule documents the percent complete for each task at a particular point in time. In addition, the percent complete is linked to the overall project calendar and schedule.

Based upon the preliminary documents developed by all the other consultants, Ysrael A. Seinuk, P.C. will prepare INTERIM DOCUMENTS showing preliminary and/or alternate studies showing how floors are reinforced by adding beams, plates, studs, etc., and their implications architecturally and mechanically for review by the other members of the design team and for the Owner and Construction Managers for cost and constructability.

During the Contract Document Phase, a Quality Control Committee will constantly monitor the work. Periodic internal reviews are performed by a Principal and senior design and technical professionals independent of the design team. The review is intended to check the quality of our work relative to Economic Design, Clarity, Constructability as well as coordination with the Architectural and MEP requirements of the other members of the team. The process is regularly employed by YAS on all projects.

CONSTRUCTION PHASE SERVICES including Shop Drawing Review will be performed by the Project Manager and other members of the design team responsible for the work. The entire project team, including the project manager, remains with the job throughout the end of construction. This assures continuity of flow of information, the opportunity for rapid response to the inevitable field conditions and the rapid turn around of shop drawings. A complete log including date of shop drawing receipt, from whom, date returned, and disposition is kept in computerized form.

In order to assure a clear understanding between ourselves and the other team members as to design intent, execution of documents and incorporation of the latest information, YAS issues minutes of all structurally related matters and forwards same to all interested parties promptly after each meeting.
